Our Residential Window Cleaning Process

Every job follows the same proven process — no shortcuts, no variation by location.

1. 1. Walkthrough & Window Inventory

   Before touching anything, David walks the property with the homeowner to identify every window, flag any pre-existing damage, and confirm which areas are in-scope. This prevents disputes and ensures nothing is missed — especially on properties with skylights, hard-to-reach dormers, or custom glass panels common in Shuswap lakefront homes.

2. 2. Screen Removal & Labelling

   Every screen is carefully removed and labelled by location — left-side bedroom, kitchen upper, etc. Labelling takes an extra minute per screen but eliminates the guesswork of reinstallation and prevents screens being forced into wrong frames, which damages splines. Screens are set aside in a safe, flat area during the clean.

3. 3. Dry Debris Removal

   Before any water or solution is applied, loose debris — cottonwood fluff, dried insects, leaf fragments — is brushed away from frames, sills, and glass surfaces. Skipping this step turns debris into abrasive particles under the squeegee, which can scratch glass and leave streaks that require a second pass.

4. 4. Pre-Rinse

   A light pre-rinse with clean water loosens mineral deposits, agricultural dust, and surface-level grime before the cleaning solution is applied. This is especially important on south-facing windows that accumulate UV-baked-on dust and pollen during Shuswap summers. Pre-rinsing reduces the work the solution has to do and extends its effectiveness.

5. 5. Cleaning Solution Application

   A professional, eco-safe window cleaning solution is applied to the full pane using a wet applicator or sleeve mop. The solution lifts oils, mineral residue, and biological material that water alone cannot break down. Solution dwell time is calibrated to the level of buildup — heavier deposits get a longer soak before agitation.

6. 6. Exterior Squeegee & Detail

   Each exterior pane is worked with a professional squeegee using overlapping, controlled strokes that pull solution and dissolved grime cleanly off the glass. Edges are hand-detailed with a lint-free cloth to catch any remaining moisture. Frames and sills are wiped down as part of this step — not as an afterthought.

7. 7. Interior Window Cleaning

   Interior windows are cleaned with care for the home's furnishings — drop cloths or towels are placed on sills to catch drips, and solution is applied with a dampened applicator rather than a free-flowing mop to prevent overspray on walls or floors. Each pane is squeegeed and hand-detailed on the edges, with particular attention to upper corners where solution tends to pool.

8. 8. Screen Reinstallation & Final Inspection

   Cleaned and dried screens are reinstalled by location using the labelling system from Step 2. David does a final walk around the property to inspect each window from the outside for any missed streaks or smears, correcting them on the spot. The homeowner is invited to do their own inspection before the job is signed off.
