If your property has unusual access requirements, a very high roofline, or features we haven't seen before, we'll tell you that when we arrive — not surprise you at the end.
Window count and storey height are the two biggest factors. A one-storey rancher with 12 windows costs less than a two-storey home with 20. Add-ons like interior cleaning, screen washing, track scrubbing, or hard water treatment each add time and materials. Access is the other variable — if a window requires extension ladders or is behind landscaping that makes it slow to reach, that's reflected in the quote. We never charge for the quote itself. If the on-site price differs meaningfully from our published range, we tell you before we start.

No. Quotes are always free. For most homes we can give you a firm price based on square footage and a photo or quick description. For commercial properties or unusual layouts, we prefer a quick site visit.

Yes — our minimum is $169. Most residential jobs comfortably exceed this.
