Our Exterior Window Cleaning Process

1. 1. Access Assessment

   Before starting, the full exterior of the property is walked to identify every accessible window, flag any obstacles — overgrown shrubs, deck furniture, low-clearance eaves — and determine which windows require extension equipment versus standard reach. This assessment ensures the job is completed safely and that no window is skipped due to an access issue discovered mid-clean.

2. 2. Dry Debris Clear

   Loose debris on frames, sills, and screen inserts is brushed away before any liquid is applied. In Shuswap's cottonwood and wildfire smoke seasons, this dry-first step is essential — wet debris turns to paste under a squeegee and contaminates the solution, requiring full reapplication. Frames and ledges are cleared top to bottom so debris doesn't fall onto already-cleaned glass below.

3. 3. Pre-Rinse with Clean Water

   A clean water rinse is applied to all exterior surfaces to loosen surface grime, pollen, and dust before the cleaning solution makes contact. This step reduces the concentration of contaminants in the solution and prevents clogging of the applicator, which would leave streaks. On heavily soiled windows — common after Salmon Arm's dry, dusty summers — this rinse may be repeated twice.

4. 4. Cleaning Solution Application

   Professional window cleaning solution is loaded into a wet applicator and worked across each pane in firm, overlapping strokes to ensure full coverage. The solution emulsifies mineral deposits, insect residue, and environmental oils that bond to glass over time. On windows with visible water-scale buildup from sprinkler or lake spray contact, extra dwell time is allowed before proceeding.

5. 5. Squeegee Finish

   Each pane is squeegeed using professional brass-channel tools with fresh rubber blades — worn blades leave lines and are replaced per job, not per season. Overlapping pull strokes remove solution and dissolved grime in a single controlled pass. The tool is wiped clean between each stroke to prevent transferring grime back onto the glass.

6. 6. Sill & Frame Wipe-Down

   After the glass is clean, sills and frames are wiped with a damp cloth to remove any solution drips or loosened grime. This step is what separates a professional exterior clean from a DIY result — neglecting frames leaves dirty residue that runs onto the glass at the next rain and undoes the clean. All sills are left dry and streak-free.

7. 7. Final Exterior Inspection

   A final walk around the property at close range identifies any missed spots, drip marks, or smears before equipment is packed away. Corrections are made immediately. On lakefront or south-facing properties where glare can obscure streaks during the clean itself, this inspection step is done from multiple angles to catch anything that wasn't visible head-on.
