Pre-Season Vacation Home Window Cleaning — Sorrento, Blind Bay, Sicamous & the Shuswap

Every spring, thousands of seasonal property owners across the Shuswap return to find their vacation homes carrying a winter's worth of grime, mould, and weather damage on the exterior glass. A professional pre-season clean — done before your first guests arrive or before the long weekend rush — turns a stale winter property into a welcoming summer home in a few hours. We serve the full arc of Shuswap Lake communities, from Sorrento and Blind Bay through Sicamous and Scotch Creek.

⏰ Pre-season slots for lakefront communities book out fast as seasonal owners coordinate their opening weekends — contact us in February or early March.

Why Clean Windows This Season?

Seasonal properties in the Shuswap face a distinct set of challenges compared to year-round homes. Closed up from October through March, vacation homes accumulate condensation on interior glass, mould growth on wooden sills in properties without dehumidifiers, and a full season of exterior weathering without maintenance. The Shuswap's winter includes freeze-thaw cycling through November, December, and March, which drives mineral-laden meltwater across glass surfaces repeatedly. Properties directly on Shuswap Lake, Mara Lake, and the arms of the lake system face winter lake-spray exposure during the November through February wind events that can be significant in exposed bays. Blind Bay properties are particularly exposed to prevailing westerlies that carry mineral-laden spray. Sorrento sits at a slightly lower elevation and warms earlier, making it a prime March clean target. Sicamous properties on the narrows between Shuswap and Mara Lake face spray from both water bodies. Scotch Creek and Lee Creek on the north arm see heavy cottonwood and conifer debris accumulation over winter. The pre-season window — March through mid-April — is narrow. Property owners want the place ready before May long weekend, the traditional Shuswap season opener. We prioritize coordination with property managers and seasonal owners to batch our outlying community visits, keeping costs manageable and turnaround fast.

Frequently Asked Questions

Can you coordinate directly with my property manager instead of me?

Yes — this is common for seasonal owners who manage their bookings remotely. We can communicate scheduling, access details, and job completion directly with your property manager or caretaker. We send a completion note with details of what was done, and can send photos on request. Just include your property manager's contact information when booking and we'll handle the rest.

Do you serve Blind Bay, Sorrento, Sicamous, and Scotch Creek, or just Salmon Arm?

We serve the full Shuswap — Salmon Arm is our base, but we regularly service Blind Bay, Sorrento, Tappen, Notch Hill, Sicamous, Chase, and Scotch Creek. For outlying communities, we batch multiple jobs on the same route day to keep scheduling efficient. Contact us with your location and we'll confirm availability and any scheduling considerations for your area.

My cabin has been closed since October. What should I expect when you arrive?

For a cabin closed through a full Shuswap winter, expect exterior glass with significant mineral haze from freeze-thaw cycles, possible mould or algae on north-facing windows and sills, and light oxidation on aluminum frames. Interior glass is usually easier — mostly condensation haze — unless there has been a moisture problem. We assess on arrival and complete a standard clean; if we find anything requiring additional treatment, we'll flag it before adding any cost.

What's the best time to book a pre-season clean relative to my opening weekend?

Ideally 1–2 weeks before your first planned use or your first guest arrival. This gives us scheduling flexibility and gives you time to address any issues we flag — like damaged seals or frame problems. Booking in February for an April clean is not too early. Spring pre-season is our second-busiest period, and lakefront community slots in particular go fast as multiple seasonal owners often want service the same week.
